Brisbane’s hot up and coming enclave: Hamilton Reach

Nestled along the banks of Brisbane’s riverfront and offering expansive views across the city and water – it’s easy to see why this is one of Brisbane’s most sought-after addresses.  But, it’s not just about the views and lifestyle at Hamilton Reach, there are many more factors that contribute to its appeal to both property investors and owner-occupiers alike – including our very own Ironfish Brisbane General Manager.

Well-connected

Hamilton Reach is a masterplanned community with a mix of contemporary apartments, terrace homes and river villas. It’s located halfway between Brisbane’s CBD and the airport – about 5-6kms either way.

  1. Employment

Hamilton Reach is also just a few minutes’ drive from the Australia Trade Coast, Queensland’s second-largest employment zone.

The Australia Trade Coast Region is a unique 8,000-hectare trade and industry region located at the mouth of the Brisbane River. The region has direct links to air, sea, road and rail networks, including the Port of Brisbane and Brisbane Airport. Brisbane’s airport is also currently undergoing a significant expansion which will put it on the same level as Singapore and Hong Kong airports in terms of capacity.

The Trade Coast region is home to around 1,500 businesses and over 60,000 employees and is forecast to employ more than 110,000 people by 2026, with a forecast value to the Queensland economy of $9.4 billion.

  1. Transport

The road networks in Hamilton provide connections to major arterial networks. Kingsford Smith Drive, which connects to Brisbane’s CBD is currently undergoing a $650 million upgrade which will widen the road from 4 to 6 lanes and deliver up to 30% travel time savings for drivers.

The project will also deliver:

  • $70 million in new cycle and pedestrian facilities
  • 7 kilometres of new and improved pedestrian and cycle paths
  • more than 3,000 direct and indirect jobs over the life of the project
  • improved public transport provision, enabling future increases in bus services to cater to growth in the local area
  • improved urban amenity and green spaces.

Hamilton Reach is also home to its own ferry terminal which provides a great way to get to work in the city. Other destinations via ferry include the cafes and restaurants of Teneriffe, the nightlife of South Brisbane and the prestigious University of Queensland.

Lifestyle

With its sub-tropical climate and relaxed way of life, Brisbane enjoys a reputation as the lifestyle capital of Australia. In recent years, the city has come to life with more and more small bars, restaurants and entertainment to rival Sydney or Melbourne. And these destinations are by no means limited to the inner city/CBD.

  1. Eat Street North Shore

This iconic riverfront dining precinct, markets and entertainment space (complete with two stages and an outdoor cinema) attracts thousands of people for good food and music every week. It’s also just 400m away for Hamilton Reach residents.

“From the scents of international cuisines to the sounds of live performers, the Eat Street Northshore creates a buzzing atmosphere for friends and family to gather every Friday and Saturday night, and all day Sunday. Inspired by traditional Asian markets, Eat Street sees shipping containers reconfigured as mini bars and restaurants, offering a selection of dishes created by local chefs.” – The Weekend Edition

  1. Portside Wharf

Only 1.5km away from Hamilton Reach is one of Brisbane’s premier entertainment precincts, Portside Wharf, which is home to a mix of cafes, bars and fine dining – and a favourite haunt of many locals, including Ironfish Brisbane General Manager, Irene Liu.

“My partner and I moved to Hamilton Reach mid-2017, But I first fell in love with this place back in 2012.  We can walk along the river at Hamilton Reach, or enjoy a good coffee at the riverside café or relax by the beach, listening to the sounds of the water lapping at the pristine sand,” said Ms Liu.

“People who live here are very friendly and a lot of people who live nearby come and walk their dogs, exercise, bring their kids and family for a BBQ or just come to relax, fish or even host a wedding. It’s a good place for water sports as well and has recently got a new pontoon.

“We love being able to go down to Eat Street if we don’t feel like cooking on a Friday night, and because it’s just 2-minutes’ drive to Portside Wharf, it’s easy for us to see a movie or enjoy a bit of fine dining – with a good chance to spot a celebrity at one of the top restaurants there!

“What I like most about the area though is the “Beach, Park, River” combination which makes you feel like you’re on holiday every day – it’s a lifestyle we feel blessed to enjoy,” she said.

Luxury

  1. Record $4million sale

An ultra-luxurious, three-level home in Hamilton Reach recently sold for $3.995 million – the highest price paid so far for a property within the masterplanned community.

News.com.au reports: “There are eight River Homes currently under construction in the development by Frasers Property Australia. The first release of four homes was brought to the market late last year and five of the total eight have now sold — all to local buyers keen to cash in on the capital growth Brisbane riverside properties generate.”

  1. Royal Queensland Golf Club

Hamilton Reach also directly borders the prestigious Royal Queensland Golf Club, boasting the number one golf course in the state and widely regarded as one of the best in the country.

  1. Riverlight

Luxury abounds in the design of Hamilton Reach homes – from the top-end River Homes through to the penthouses and apartments.

Riverlight, which is Hamilton Reach’s newest addition offers a combination of 1, 2 and 3-bedroom apartments with over 1,700m2 of landscaped gardens and spaces for residents to enjoy.

“This is such a unique development, with so much care and consideration given to creating an enviable lifestyle and genuine community for future residents to enjoy – whether they will be in one of the exclusive $4 million River Homes, or in an incredibly well designed 1-bedroom apartment,” said Ironfish Director, Property & Research, Grant Ryan.

“We introduced Riverlight to our customers in 2016 and we can now see how wonderful the end result is looking. We are sure investors and residents will be as pleased as we are with the results.”
